1. Define Your "Why" (The Lifestyle Audit)
Before we talk about square footage, we need to talk about how you live.
- The Problem Solve: Are you looking for more natural light, a better flow for entertaining, or a dedicated "quiet zone" for remote work?
- Future-Proofing: Do you plan on growing your family, or are you looking for "aging-in-place" features like curbless entries and wider hallways?
- Must-Haves vs. Nice-to-Haves: List your non-negotiables (e.g., a double vanity or a kitchen island) versus features you’d love if the budget allows.
2. Curate Your Visual Language
Visualizing a space can be difficult, but "vibes" are universal.
- The Digital Scrapbook: Use Pinterest or Houzz to collect at least 5–10 images. Don't worry about consistency yet; our designers will find the common thread (like a love for Scandinavian minimalism or Japandi warmth).
- Tactile Inspiration: Keep clippings of textures you love—whether it’s the matte finish of a stone or the grain of a specific white oak.
3. Establish a Realistic "Comfort Zone" Budget
Transparency is the cornerstone of design.
- The Total Investment: Having a clear range allows us to recommend materials and structural changes that fit your financial goals.
- The Contingency Fund: We always recommend setting aside 10–15% for "hidden opportunities" (like discovering a beautiful brick wall behind drywall) or last-minute upgrades.
4. Gather the "Bones" (Property Documents)
To design accurately, we need to know what we’re working with.
- Site Surveys & Blueprints: If you have the original house plans or a land survey, have them ready.
- The "Ick" List: Note any current quirks—drafty windows, a squeaky floorboard, or a light switch that’s in an awkward spot. We want to fix these during the build!
